Foresight Analytics & Ratings is pleased to release the Outlook 2025 Report on the Australian Non-Bank CRE Lending Sector (Outlook 2025 Report).
This year’s Outlook report incorporates research, analysis and evidence from the firm’s 2024 Private Credit Survey that was conducted in the fourth quarter of 2024.
The Outlook 2025 Report covers critical insights into the trends and dynamics shaping the Australian Commercial Real Estate Debt (ACRED) market. As the sector navigates new challenges and opportunities, this report aims to equip stakeholders with actionable intelligence to make informed strategic and tactical capital allocation decisions.
Foresight Private Credit Industry Survey
The Foresight Analytics & Ratings 2024 Private Credit Survey provides key insights into the trends and dynamics shaping the Australian Commercial Real Estate debt (ACRED) market. Conducted annually, the survey helps Foresight research analysts evaluate market conditions, identify emerging trends, and better understand the active manager landscape.
Foresight defines ACRED as transitional lending for the purposes of real estate development, residual stock and land development. Typical loan duration is between 6 and 36 months. Property types include residential (multi-dwelling), commercial and office properties.
2024 survey comprised 56 questions across 12 key sections. The sections were Firm Overview, Market Overview, Credit Outlook, Origination and Pricing, Investor Channels Targeted, Loan Quality and Performance, Lending Practices, Market Sentiment and Future Outlook, Drivers of Growth, ESG Factors, Challenges, and Funding Gap for CRE.
The survey was distributed to 31 firms, with a response rate of 50%. Of the 15 respondents, 50% were pure CRE (Commercial Real Estate) debt fund managers, and the other 50% were blended fund managers, collectively managing approximately $50 billion in assets. Most participants target CRE transactions within 3 ticket sizes: between $6M and $10M, between $11M and $15M, and over $51M.
